Minutes of Board of Managers Meeting, January 29, 2025, which was called to order at 7:30 pm, held via Zoom.

Management and Superintendent’s Report

The repair of the roof of 15 Bergen Street has been completed, including replacing the structure underpinning the deck adjacent to Unit 3R. The condominium is paying for this work on an installment plan. The condominium is not paying to replace Unit 3R’s decking. 

15 Bergen Street experienced a radiator leak. As a temporary measure, it has been capped, which is currently holding. It will be repaired in the spring.

There was a loose connection on the emergency sign on the third floor of 120 Boerum Place. It has been repaired. The light bulbs on the third-floor hallway of 120 Boerum Place have been replaced with ones that produce more light. Some owners of units on this floor mentioned to Val that the hallway needs to be refurbished, and he told them to ask the board and Management for approval of the requested improvements.

The lock cylinders on the outside doors of 120 and 134 Boerum Place were loose and have been repaired.

Two switches on the fire alarm system have not been working properly, preventing the fire alarm from sounding. Work to repair these switches, which are located in the basement of 120 Boerum Place, has been scheduled for January 31, 2025.

A number of units were sold or rented during the last month, and some of these moves damaged common areas. Management is reaching out to the owners of these units concerning repairs to these areas.

The owner of the unit in 15 Bergen Street who experienced a problem with the intercom is having work done to remedy it.

The boiler malfunctioned on or about December 13, 2024, making hot water and heat unavailable to all of the condominium’s units. This was repaired by B&D Heating on December 13th.

New and Old Business

The Board voted to waive its right of first refusal regarding the rental of Unit 6 in 134 Boerum Place.

ReDocs, the contractor Skytrack hired to conduct a preliminary energy assessment as a first step toward addressing its obligations under LL 97, conducted a site visit on December 12, 2024. As yet, ReDocs has not provided the report required by the parties’ agreement. Val, who accompanied the ReDocs representative during the site visit, described how it was performed, including the ReDocs representative’s decision to limit the visit to the building at 120 Boerum Place because of a lack of time due to the representative’s late arrival. The ReDocs representative declined to include the other buildings in the site visit despite the company’s earlier insistence that it have access to all of the condominium’s buildings during the visit and Val’s offer to give the ReDocs representative access to a unit in each building while he was on site. 

The Board has contacted ReDocs to demand that it provide the condominium with the report it promised to produce, including recommendations for reducing Skytrack’s Greenhouse Gas Emissions (GGEs), and file the mandated information with the City. The Board has also laid out a plan for pursuing ReDocs’ fulfillment of its promises to the condominium if compliance is not forthcoming.

Val spoke with the B&D Heating representative who came to fix the boiler on December 13, 2024, about measures Skytrack can take to reduce its GGEs. He thinks consulting with B&D may assist us in developing a plan to lower the condominium’s GGEs and consequently its potential penalties under LL 97.

The Board tabled the issue of installing tree guards for the new trees on the Dean Street side of 120 Boerum Place, including whether to install them at this time and what type of guards should be installed if the condominium can afford to do so now.

A motion for adjournment was made, seconded and unanimously approved, and the meeting was adjourned at 8:30pm.
