In response to the grafitti at 120 Boerum
As many of you know, our Board of Managers meets monthly to review the routine tasks that keep our Condo running, manage our financial condition, and address Condo owners’ needs. Our priority is to maintain a welcoming and open atmosphere where owners are proud to reside, and are free to voice suggestions.
We are volunteers – all of us with other commitments, including full-time jobs and families. We donate our time and energy to ensure that Skytrack runs effectively and efficiently. We are owners just like you and wish to do the very best for our collective buildings.
Someone recently left anonymous remarks on the bulletin board at 120 Boerum; the board was defaced with graffiti, and an unsigned letter was posted. Frankly, actions taken by this anonymous owner are both childish and underhanded. Such actions are antithetical to the kind of community we are trying to build.
We would like to remind all owners that you are welcome to voice your opinions in a civilized manner. Written notes or emails are preferred, and signed notes may be placed in the suggestion box in the lobby of your building. The Board will always respond to you.
Every owner has the right to raise questions or comments about the board’s decisions; more importantly, every owner has the right to serve on the board and thus change policy. Complaining is the easy part. However, you do have an opportunity to effect change – simply volunteer to join the board.
The member terms of the Board are arranged so that every year seats are up for election at our annual meeting. Since 2004, nobody new has volunteered to be on the board. In fact, in 2007 the board was reduced to seven members due to the lack of volunteers.
If you have a complaint, please don’t trivialize it like a graffiti artist. Volunteer to join the board.

- Area enclosed by the perimeter walls, floors, and ceilings of the unit.
- Flooring material (but not the sub-floor).
- Exposed layer of plasterboard of the perimeter walls.
- Exposed layer of perimeter ceiling material (plasterboard or cement).
- Interior doors and walls (but not common elements* inside those Walls).
- Entire “loft” structure (but not common elements* within the walls and floors of the structure).
- All appliances, plumbing fixtures, kitchen and bathroom cabinets and surfaces.
- All interior plumbing serving the unit (but not the common* stacks).
- Electric circuit-breaker panel and all wiring and wiring devices emanating from it (but not the wiring that delivers power to the panel).
- Intercom unit (but not the wiring connected to it).
- All staircases and floor structures within duplex and triplex units.
- All windows, sliding doors, hinged doors, screen doors and skylights (but not the exterior walls in which they are mounted). The condominium has the responsibility for painting the exterior surface of these doors and windows.
- Hot water heating pipes that serve the unit, valves, thermostats, and Baseboard heating element concealing structure.
- Sprinkler heads and pipes that serve the unit (but not the common* feeder pipes and valves).
*common elements are those that are utilized for, or serve more than one unit.
