NOTICE OF ANNUAL MEETING

The Annual Meeting of the Skytrack Condominium will take place on
Tuesday, June 18 at 8 PM
at the Brooklyn Heights
Montessori School 
(entrance on Bergen St., at Court St.)

  • If you are unable to attend, please designate a proxy so that we have adequate representation at the meeting.  Proxy Forms will be distributed to each Unit.
  • Note that multiple Board Member terms expire this year, and their seats are up for election.  All owners are invited to run for available seats.  We will vote at the meeting.

Board of Managers Meeting Minutes: March 26, 2019

Board Members Present:  Peter Levy, President; Katharine Flanders Mukherji, V.P.; Matthew Pilkington, Treasurer; Andrew Kurland, Secretary; Terra Chalberg; Lori Littlejohn; Cameron Martin; Hannah Berkin-Harper

Also in Attendance:  Valdet Boleviq, Superintendent; Kathleen Malara, EM Holdings

Superintendent’s Report:

  • Leak in pipe in boiler room was repaired.
  • Toilet for Super/Porter/building contractor use installed in shop in basement.
  • 122 Boerum arched window replaced, and finishing trim work will be completed shortly.
  • Reports of mice sightings continue to decrease, although Super continues to monitor all bait stations and work with exterminator to continue to address any issues.

Financials:

  • The Condo’s finances were reviewed, and everything is in good order.

New Business:

  • Board approved the re-roofing project for 134 Boerum; new roofs on other buildings to follow.
  • Masonry work at 15 Bergen expected to commence shortly after Easter.
  • Hallway carpet tiles coming up on 1stfloor of 120 Boerum will be re-adhered.
  • Engineer working on finding suitable contractors to bid on repairs to supports to Limited Common Element terrace of Unit 2L.
  • Board discussed repairing or replacing trash shed for 134 Boerum, and will communicate with residents of that building to discuss potential options.

Important Reminders and Updates:

  • In light of recent violations of the rule prohibiting smoking throughout the Condo and reports of smoking, the Board decided to impose a $250 fine per offense going forward.  Owners are responsible for this fine (and all other fines) even if their tenants are the culprits.

Chance of sewer back-ups on Friday

During the torrential rains expected tomorrow (Friday), you are requested to avoid using dishwashers, washing machines. baths and, ideally, to refrain from flushing the toilet until the rain is heavy but not as heavy as an inch per hour. Our roofs, courtyards, and window wells carry a lot of rainwater into our system. Our basement apartments tend to flood when the city’s sewer mains are overwhelmed by rainwater from the catch basins. The less water we elect to send into the system at such times, the better.
