Superintendent’s Report:
- The buildings are in good repair in general.
- Boiler has been serviced for the heating season.
- Repairs have been completed to the façade of 122 Boerum Pl; wood has been replaced with aluminum for future durability.
- Accumulated junk has been removed from basement and properly disposed of.
- Two new vacuum cleaners purchased to replace broken ones in 120 and 134 Boerum.
- Leaves will be swept from roofs, and arborist will come to trim back overgrown tree.
Financials:
- Everything is in good order.
- Late fees have been collected from units who paid Common Charges late. Reminder to pay on time to avoid fees. Late fees will rise from $25 to $50 as of January 1, 2017.
New Business:
- A persistent objectionable order in hallway of second floor of 120 Boerum is being investigated, and carpets will be shampooed in attempt to alleviate.
- 134 Boerum Pl. Common Area carpeting will be shampooed.
- Repairs to fix issues with roofs above 1Q and 3I have been approved and will take place.
- Broken timer on entranceway light to 134 Boerum place will be replaced with automatic light sensor.
- Discussions regarding use of “hot tub room” continue; Board is obtaining estimates for renovations to this room.
Important Reminders:
- The Board would like to wish you happy and healthy holidays. Please remember that this is the time of year to reward José and Patrick for their hard work.
- In bringing holiday trees in and out, cleaning up any needles dropped in the hallway and lobby is your responsibility and should not be left to the employees. Coordinate with José, who will have oversize plastic bags available, for proper disposal of trees to avoid fines.
- Please be careful if using open flames/candles. Let’s keep Skytrack safe.
- A coat drive is in progress this month for New York Cares. Coat collection box is located inside the Dean Street entrance to 120 Boerum Pl.
