Meeting Minutes – Jan. 25, 2022

Board Members Present:  Peter Levy, President; Katharine Flanders Mukherji, V.P.; Andrew Kurland, Sec.; Matthew Pilkington, Treas.; Michael Tedesco; Hannah Berkin-Harper; Terra Chalberg; Cameron Martin

Also in Attendance:  Valdet Boleviq, Superintendent; Kathleen Malara, EM Holding Corp.

Superintendent’s Report:

  • Fortunately, the Super has noticed a significant reduction in the rodent activity both inside and outside the Condo.  We will continue to be vigilant with our efforts to ensure we stay on top of this.
  • The heating circulation pumps need service and repair due to bad vibrations that have developed; the one that is worse than the other has been taken out of service for the time being.
  • A ventilation fan for Unit 3G was not working, and the issue is being investigated.
  • The “pilot light survey” filled out by residents yielded some questionable results, and the Super will visit apartments to confirm whether pilot lights actually exist where there are questions.
  • The Super inspected the self-closing door mechanisms in hallways.
  • The intercom system at 120 Boerum has been having sporadic issues, and the repair company will be addressing the problem.
  • A new snowblower was purchased as the old one broke and was beyond economical repair.

Financials:

  • The financials were reviewed and all is in good order generally speaking.  However, arrears have increased with respect to certain owners.  Please ensure to pay Common Charges in a timely fashion to avoid unnecessary late fees, and to ensure our financial position remains strong.
  • Remember, you may sign up for ACH account debits so Common Charges are paid automatically.

New and Ongoing Business:

  • The board discussed the issue with the heating circulation pumps, and voted to go forward with installing a new energy efficient pump system as opposed to repairing the existing pumps.  We look forward to benefiting from reduced electricity consumption (and charges), and also receiving government credits in connection with this environmentally friendly capital improvement.
  • The next phase of 120 Boerum roof refurbishment will take place when the weather improves; affected units (on south side of 120 Boerum) will be contacted, and are reminded that they will have to clear off their decks so that the work can take place.
  • The Sewer Backup Committee reported on project bids received from a number of candidates, with mixed views overall on their quotes.  The committee will attempt to obtain an additional bid.
  • The Lobby upgrade project is progressing in that we have received certain bids from contractors; however, the bids are extremely high, and materials costs have also increased dramatically since the original budget was established.  Hannah Berkin-Harper will continue to work towards coming up with solutions to address these issues.

  • Please ensure that no doors are propped open (this is a fire hazard).
  • Reminder that compost collection has re-started, though our collection day is now different.  Compost bins will be placed outside for use on Fridays.
