Board Members Present: Katharine Flanders Mukherji, V.P.; Michael Tedesco; Andrew Kurland. Also in attendance: Elia Malara, Managing Agent, José Perez, Superintendent.
The meeting convened at 7:40 PM and adjourned at 8:50 PM.
Superintendent’s Report:
- Super has sealed open ends of benches and tables located on Common Areas of the roof to prevent stinging insects from building nests.
- Heat has been turned off for the season, as we do not expect further cold spells.
- Discussed damage to third floor hallway and Dean St. staircase of 120 Boerum as a result of construction, and plans to remedy same once current wave of renovations is complete.
- Additional faulty ventilation fans have been replaced at 15 Bergen and 120 Boerum.
- Repairs were completed on roof in attempt to stop leak in an apartment on the third floor of 120 Boerum Pl.
New Business:
- The board further discussed upgrading the 120 Boerum Pl. lobby ceiling. A ceiling tile has been selected. The board is awaiting further bids from contractors to complete the work.
- Repairs/painting of windows and trim on exterior of 122 Boerum Pl. is being planned.
- The board discussed a plumber’s report regarding the feasibility of installing shut-off valves on the water supply to the various Skytrack buildings and within 120 Boerum. Unfortunately a major capital expenditure would be involved, likely requiring a significant assessment from unit owners. We have decided not to act for the time being.
Financial Report:
- Financial statement was reviewed. Everything in good order except for some arrears of certain units. Fines were discussed.
- Discussed financing alternatives for building insurance policy.
Notes:
- The Annual Meeting has been set for June 8, at the Brooklyn Heights Montessori School on Bergen St. Separate notices will be posted and distributed. All residents and owners are encouraged to attend, and should complete proxies if unable to attend.
- Water shut-offs are disruptive, and for non-emergency repairs must be scheduled in advance. Owners must install shut-off valves to their individual units when they undertake such repairs/renovations to avoid further disturbances to fellow residents.
- The condo cannot take responsibility for packages left at the building by couriers. If you are expecting anything of value, ensure you are available to accept the delivery directly from the courier. Residents must collect packages as soon as possible.
