Board of Managers Meeting Minutes: May 23, 2017
Board Members Present: Peter Levy, President; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Terra Chalberg; Hannah Berkin-Harper; Michael Tedesco; Cameron Martin. Also in Attendance: Elia Malara, Managing Agent; José Perez, Superintendent.
Superintendent’s Report:
- The buildings are in good repair.
- Still awaiting substitute contractor to complete Dean Street entrance floor. That entrance may be inaccessible for 24-48 hours while new concrete cures. Advance notice will be given, and signs will be posted.
- Two hallway lights in 3rd Floor of 120 Boerum repaired.
- Mailboxes, radiator cover, and door in 15 Bergen repaired.
- Shed/pipechase in courtyard behind 15 Bergen/unit 1R requires maintenance, and will be performed in coming weeks.
Financials:
- Everything is in good order.
- Funding for anticipated lobby renovation discussed. Spending approval to be voted on at Annual Meeting.
New Business:
- Color has been selected for repainting of exterior ironwork – a dark grey. Painting work to commence later in June. Anything attached to blue-painted pipes will have to be removed by owners beforehand. Specific advance noticed will be provided and posted.
- The Board has voted to become a Smoke Free condominium after reviewing survey results. Thank you for your participation in the survey. Details will be discussed at the Annual Meeting.
- West wall of 120 Boerum Pl. brickwork needs repointing. Board is considering quotes received to date and obtaining at least one additional quote.
- Minor leak from roof drain in garage will be investigated.
Important Reminders and Updates:
- The 2017 annual meeting has been set for Thursday June 8 at 8:00 PM at the Brooklyn Heights Montessori School, 185 Court Street (enter through Bergen Street entrance). Additional written notifications and relevant information have been distributed.
- With respect to upcoming repairs and repainting to the exterior metalwork, including the track itself, after specific notice is provided re applicable times of painting, the failure of an owner to remove in advance anything attached to the metalwork (e.g., fences, planters, etc.) will result in fines and/or potential removal of/damage to your property. Clear access to all metalwork that is building-owned will be required for repairs and repainting.
