Board of Managers Meeting Minutes:  May 23, 2017

Board Members Present:  Peter Levy, President; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Terra Chalberg; Hannah Berkin-Harper; Michael Tedesco; Cameron Martin.  Also in Attendance:  Elia Malara, Managing Agent; José Perez, Superintendent.

 Superintendent’s Report:

  • The buildings are in good repair.
  • Still awaiting substitute contractor to complete Dean Street entrance floor. That entrance may be inaccessible for 24-48 hours while new concrete cures.  Advance notice will be given, and signs will be posted.
  • Two hallway lights in 3rd Floor of 120 Boerum repaired.
  • Mailboxes, radiator cover, and door in 15 Bergen repaired.
  • Shed/pipechase in courtyard behind 15 Bergen/unit 1R requires maintenance, and will be performed in coming weeks.

 Financials:

  • Everything is in good order.
  • Funding for anticipated lobby renovation discussed. Spending approval to be voted on at Annual Meeting.

 New Business:

  • Color has been selected for repainting of exterior ironwork – a dark grey. Painting work to commence later in June.  Anything attached to blue-painted pipes will have to be removed by owners beforehand.  Specific advance noticed will be provided and posted.
  • The Board has voted to become a Smoke Free condominium after reviewing survey results. Thank you for your participation in the survey.  Details will be discussed at the Annual Meeting.
  • West wall of 120 Boerum Pl. brickwork needs repointing. Board is considering quotes received to date and obtaining at least one additional quote.
  • Minor leak from roof drain in garage will be investigated.

 Important Reminders and Updates:

  • The 2017 annual meeting has been set for Thursday June 8 at 8:00 PM at the Brooklyn Heights Montessori School, 185 Court Street (enter through Bergen Street entrance). Additional written notifications and relevant information have been distributed.
  • With respect to upcoming repairs and repainting to the exterior metalwork, including the track itself, after specific notice is provided re applicable times of painting, the failure of an owner to remove in advance anything attached to the metalwork (e.g., fences, planters, etc.) will result in fines and/or potential removal of/damage to your property. Clear access to all metalwork that is building-owned will be required for repairs and repainting.

Annual Meeting

Reminder about the Skytrack Annual Meeting, which will take place June 8th, one week from today.   As the notices that have been distributed indicated, we will be voting on approving spending for the lobby renovation, and on two amendments to the Bylaws.

Board Members Present:  Peter Levy, President; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Terra Chalberg; Hannah Berkin-Harper; Michael Tedesco.  Also in Attendance:  Elia Malara, Managing Agent; José Perez, Superintendent.

 Superintendent’s Report:

  • The buildings are in good repair.
  • Substitute contractor to complete Dean Street entrance floor in May. That entrance may be inaccessible for 24-48 hours while new concrete cures.  Advance notice will be given, and signs will be posted.
  • Broken door to “hot tub room” will be replaced soon, to prevent water ingress.
  • Roof drains will be checked and cleaned more consistently to prevent water from collecting.
  • New tree guards have been selected and will be fabricated and installed on Boerum Pl. and Bergen St.
  • Repairs to weak spots on the Skytrack have been completed. Painting will occur.

Financials:

  • Everything is in good order.

 New Business:

  • Contractor has been selected to refurbish and repaint all exterior iron work. Board/the Design Committee is considering color options.
  • The Board is considering replacing all building exterior locks, and providing new keys to owners/residents, as it has been a significant time since the locks have been changed.
  • The Design Committee presented 120 Boerum Pl. lobby renovation designs prepared by the architect, which will be presented to everyone at the Annual Meeting on June 8.

Board of Managers Meeting Minutes:  March 28, 2017

Board Members Present:  Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Terra Chalberg; Michael Tedesco; Levi McConnell; Cameron Martin.  Also in Attendance:  Elia Malara, Managing Agent; José Perez, Superintendent.

 Superintendent’s Report:

  • The buildings are in good repair in general.
  • Exterior light by garage replaced with new LED model.
  • Dean Street staircase project almost complete; working on selecting contractor to complete entryway floor.
  • Repairs completed to some decks; new door installed on roof of 134 Boerum.
  • Carpets cleaned at 134 Boerum and second floor of 120 Boerum.
  • Lock repaired on Dean St. and 15 Bergen doors.

Financials:

  • Everything is in good order.
  • Building insurance for 2017-2018 will be paid in larger installments to reduce financing charges.
  • Refunds have been received in connection with the successful NYC property tax protest that our lawyer filed on our behalf; owners entitled to refunds will receive checks in the mail.

 New Business:

  • Tree guards on Boerum Place have rusted away, and will be replaced.
  • 120 Boerum staircases will be deep-cleaned.
  • Hot tub room door will be replaced.
  • Board considering bids for repainting the exterior ironwork.
  • Repair will take place to fix minor roof leak into 3M.

 Important Reminders and Updates:

  • Please remember to remove packages from lobby promptly, and be prepared to personally receive large shipments. Fines will be imposed on those who abuse these policies.
  • Contact José for information on removing bulky trash, such as furniture. If rules are not followed we get fined by the City.

Dean Street Entrance & Stairway Refurbishment

Beginning Thursday, Feb. 2, refurbishment of the Dean Street entryway and stairwell will commence.  The work is expected to take approximately 3 weeks, and will occur each weekday between approximately 8:30 AM – 5 PM.  While the workers are there each day, the entrance and stairwell will not be usable, but we expect it to be usable at all other times (be aware of things like wet paint signs, however, which may be posted).  Thank you for your patience while we complete these necessary improvements.

Super’s Vacation – Jan 28-Feb 12

Please take note that the Super, José, will be on vacation from Saturday, January 28 until Sunday, February 12.  He will return to his normal work schedule on Monday, February 13.
