Board of Managers Meeting Minutes: April 26th, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, V.P.; Matthew Pilkington, Treas.; Levi McConnell, Sec.; Terra Chalberg; Andrew Kurland. Also in Attendance: Elia Malara, Managing Agent; José Perez, Superintendent.

The meeting convened at 7:30 pm and was adjourned at 9:00 pm.

Superintendent’s Report:

• The boiler was drained after a line was severed in a unit undergoing renovations.

• Once it is safe to turn off the heat, Jose will do so.  Until then, it’s being adjusted occasionally to help with warm and cold fronts.

New Business:

• The board is seeking additional bids for a replacement suspended ceiling for the lobby of 120 Boerum Place.

• Updates to Skytrack’s Rules were reviewed. The updated rules will be distributed to owners and residents.

• The next board meeting has been scheduled for Tuesday, May 24th, at 7:30pm.

• The Annual Owners Meeting is scheduled for June 8th, at the Montessori School Library, 1st Floor.

Financials:

• The financial statement was reviewed, everything is in good standing.

PLEASE NOTE:

• With the return of outdoor weather, PLEASE remember to respect your neighbors by keeping deck, patio, and balcony conversations and noise to an acceptable level, so that you don’t disturb others nearby.

• When walking on the skytrack, PLEASE remember to step lightly as sound travels down into the apartments of those on the 3rd floor units.

• Please instruct any children that there is NO RUNNNG on the Skytrack. We want to keep it a nice, enjoyable, SAFE place for all of the skytrack community.

• RECYCLING: Please do not throw plastic bags into the plastic recycling bins. They are not recyclable.  CVS will accepts plastic bags for recycling. Deposit them in the bin, in the entry of their nearby store on Court Street.

Board of Managers Meeting Minutes: March 22nd, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, V.P.; Levi McConnell, Sec.; Andrew Kurland, Michael Tedesco.Also in Attendance: Elia Malara, Managing Agent; José Perez, Superintendent.

The meeting convened at 7:30 pm and was adjourned at 9:20 pm.

Superintendent’s Report:

• Several roof fans have been installed to replace broken units.

• The water was shut off Thursday morning, the 24th, to accommodate repairs to a leak in unit 1C.

• A self-locking lock has been added to the package room, as residents were neglecting to lock the door after retrieving their packages.

New Business:

• Additional roof fan(s) to be installed.

• The board is exploring the possibility of installing water shut-off valves for each supply “line” (e.g., “1K/2K/3K”) of 120 Boerum Pl. and to 134 Boerum Pl. and 15 Bergen St., so that fewer full-complex shut-offs are necessary.

• The board is reviewing a bid for the 120 Boerum Place lobby ceiling to be replaced. At least one more bid will be solicited. The intention is to replace the dated metal drop ceiling with a more updated, acoustically effective one.

• The board is reviewing the rules and regulations of Skytrack condo, and intends to make certain updates deemed beneficial for the community. The board will notify owners and residents before the updates go into effect.  (Skytrack Condominium By-Laws, Schedule A “Rules and Regulations”)

• Updated name plates for the intercom/buzzer system will be created for unit owners who request changes to be made. Unit owners who request updated plates will be responsible for their cost, which is expected to be approximately $25.00.

• The next board meeting has been scheduled for Tuesday, April 26th, at 7:30pm.

• The Annual Owners Meeting is being scheduled for early June. We will post the finalized date on the bulletin board and entryways of the Skytrack apartment complex, via the email address of owners on file, and on the Skytrack website, skytrackcondo.com.

Financials:

• The financial statement was reviewed, and aside from a few units in minor arrears, everything is in good standing.

Superintendent’s Report:

  • New emergency lighting is being installed throughout the Skytrack complex.
  • The exterior light at 134 Boerum Place has been updated with a timer, so that it turns on and off automatically.
  • A new light fixture has been installed in the entry of 15 Bergen Street.

New Business:

  • Some roof fans are being replaced.
  • The board is reviewing options for updated exterior lighting for use on the Boerum Place side of our buildings.
  • A small leak in the garage is being investigated.
  • Updated name plates for the intercom/buzzer system are being planned.
  • The next board meeting has been scheduled for Tuesday, March 22nd, at 7:30pm.

  • The financial statement was reviewed, and aside from a few units in minor arrears, everything is in good standing.

 

PLEASE NOTE:

  • If you are expecting a large package, please be prepared to receive it and move it into your apartment. Packages not removed from the lobby on the day of delivery may incur a fine to the recipient.
  • RECYCLING: Please break down your cardboard boxes before leaving them by the paper recycling areas. Also- Please do not throw plastic bags into the plastic recycling bins. They are not recyclable. CVS will accept plastic bags for recycling. There is a bin for this in the entry of their nearby store on Court Street.

Superintendent’s Report:

  • The large snowstorm necessitated an increased effort to keep sidewalks shoveled and icy patches abated. Our big thanks to Jose and Patrick for working so hard to combat the fast-accumulating snow.
  • Repairs to the cladding on the outside of the staircase at 120 Boerum Place have been completed. There are just a few small leaks that are being addressed.
  • Reported leaks at 134 Boerum Place, due to brick and mortar conditions, have been addressed.
  • The garage door lock has been changed, and new keys have been distributed to space owners.
  • The emergency lights throughout the Skytrack complex are being replaced, after new ones were found to be defective.
  • The board is beginning the process of protesting the recent real estate tax escalation.
  • The next board meeting has been scheduled for Tuesday, February 23rd, at 7:30pm.

Financials:

  • The financial statement was reviewed, and aside from a few units in minor arrears, everything is in good standing.

PLEASE NOTE:

  • Please inspect your washing machine/dryer lint filters, as non-maintained washers may cause leaks between apartment units, and a build-up of lint in a dryer can lead to equipment malfunction, or fire.
  • Common charges have been increased. If you currently have automatic payments established for your monthly common charges, please plan to update then service to reflect the new amount. The new amount per unit was stated in the official notice letter sent to owners from E & M Holding Corp.
  • RECYCLING: Please break down your cardboard boxes before leaving them by the paper recycling areas. Also- Please do not throw plastic bags into the plastic recycling bins.
