Heating System Shut-Off Tuesday, Dec. 30, 7:00 AM
Due to a leak, the heating system will be shut down and drained, at 7:00 AM, so repairs can be made.
Emergency Water Shut-Off 10:30, 12/10/14
Due to a leak in Unit 2J, the water must be shut off until about 1:00 PM to allow for repairs.
Water Shut-Off, Thursday 11/20/14
In order to facilitate repairs in Unit 3J, the water will be shut off from 10:00- AM to approximately 1:00 PM on Thursday, Nov. 20, 2014.
Water Shut-Off Friday
Due to necessary repairs, the water will be shut off on Friday, Nov. 7, from 10 AM until 1 PM.
Board of Managers Meeting Minutes, October 28th, 2014
Board members present: Katharine Flanders Mukherji, V.P.; Rose Firestein; Terra Chalberg; Madeleine Milan. Also Present: Elia Malara, Managing Agent; Jose Perez, Superintendent
The meeting convened at 7:30 pm and was adjourned at 8:50 pm.
Superintendent’s report:
- All of the heating tubes in the boiler were replaced to avoid further repairs and boiler down-time this winter. Thank you to all residents for your patience while the water was shut off to carry out the repairs.
- A new door is being installed at the top of the Dean Street stairs in 120 Boerum Place to replace the old door, which had been leaking into an apartment below.
New business:
- A new door and frame will be installed on the pedestrian entrance to the garage, to make sure it opens and closes properly.
- A window and fan will be installed on the Boerum Place stairs at 120 Boerum Place, to improve ventilation and regulate heat during the warmer months.
- The board voted to replace the bricks in the sidewalk with concrete at the entrances to all Skytrack buildings (except the 120 Boerum Place Dean Street entrance). The bricks in place at the moment become very slippery when the sidewalk is wet or frozen.
Financials:
- The financial statement was reviewed and appears to be in good standing.
Notes:
- Please make sure that both garage doors have closed properly behind you before leaving the garage. There was an incident with an intruder in the garage recently.
- Several units in the building have had water damage caused by leaking refrigerator icemakers. If your fridge has an icemaker please be aware that icemakers often cause leaks, particularly if the fridge has been moved recently.

No Hot Water Tomorrow (Thursday)
Do to the replacement of the tubes in the boiler, there will be no hot water on Thursday, 10/9/14, from 1:00 AM to until about 6:00 PM. We are sorry for the inconvenience.

The meeting convened at 7:30 pm and was adjourned at 9:15 pm.
Superintendent’s Report:
- The boiler was recently serviced. Approximately 10 tubes were replaced (approx. 12% of the total number). The board will obtain a quote to replace of the remainder of the tubes, due to age issues (i.e. when 10 or more fail, many more are likely to fail soon after). Due to per-visit labor costs, and the ensuing water outage issues when the boiler is serviced, this consolidated approach will save the building money over the next few years, and will help ensure we have fewer winter-time issues with the buildings heat and hot water.
- Leon repaired the roof flashing, the roof drain, and resealed a large area of the water resistant sealant on the roof of 134 Boerum Place.
- Carpets were shampooed throughout the complex.
New Business:
- The board is continuing to price options and communicate about the installation of a small exhaust fan or ventilation panel at 120 Boerum Place in the front stairwell skylight.
- The board is investigating the addition of low-voltage, de-icing elements in the pavement in areas that are prone to freezing in the winter. These locations are the front entrance to the garage, and near the front entry of 120 Boerum Place.
- The board is consulting with a soundproofing company to learn about low-cost approaches to isolating lobby noise from neighboring residential units. This may become part of a larger project of refurbishing the 120 Boerum Place entryway.
- The ivy on the corner of 120 Boerum is to be trimmed, and the holly will be as well.
- The Skytrack website will be updated to make it easier to send a message to the Management Company, The Superintendent, or the Board Members.
- The next board meeting has been scheduled for Tuesday, October 28th, 2014.
Financials:
- The financial statement was reviewed. A number of units (7) are in arrears, which is typical for July-August because of vacations. Please remember to pay your common charges on time, and correctly. It helps everyone.
- Everything appears to be in good standing.

- The garage doors don’t close automatically. Please close the door when you exit the garage.
- No items other than motor vehicles may be stored in the garage.
RECYCLING:
- Please, NO plastic bags in the recycling.
- PLEASE bundle your cardboard and tie or tape it together for removal.
- Please TIE garbage bags before depositing into trash chute.
