Please arrive and sign in between 7:45 and 8:00 pm so that the meeting can start on time.

If you are unable to attend in person, please delegate a representative to vote in your place by proxy.

A quorum of 50% of the ownership in person or by proxy is necessary for transaction of business. If there is any possibility that you cannot attend, please submit a proxy, it will be returned to you at the meeting if you do attend.

Board of Managers Meeting Minutes: May 26th, 2015

Board Members Present:  Peter J. Levy, Pres.; Katharine Flanders Mukherji, V.P.; Hannah Berkin-Harper, Treas.; Levi McConnell, Sec.; Terra Chalberg; Madeleine Milan; Matthew Pilkington; Also Present: José Perez, Superintendent; Elia Malara, Managing Agent

The meeting convened at 7:30 pm and was adjourned at 9:30 pm.

Superintendent’s Report:

  • A section of the roof was patched at 134 Boerum Place.
  • The boiler pump exchange/rebuild process has begun.
  • The board voted to replace the newly-installed concrete sidewalk with the exact pavers used at the Dean Street entry of 120 Boerum Place. The order of install will be as follows: 134 Boerum Place, 15 Bergen Street, then 120 Boerum Place. The goal is to complete this work by mid-June.
  • Carpet tiles in 120 Boerum Place have been shampooed.

Financials:

  • All financials were reviewed and are in order, aside from the common charges for one unit and one parking space. The owner has been notified.

New Business:

  • The board approved light maintenance to be conducted on back side of the roof cornice at 134 Boerum Place.
  • The owner of a unit at 134 Boerum Place has asked the board about the addition of a water line to service the roof, for planting purposes. The board has asked the owner to proceed with scoping the project, and will review a proposal once one is presented.
  • The next board meeting has been scheduled for Tuesday, June 30th, 2015.
  • The ANNUAL OWNERS MEETING has been scheduled for Monday, June 15th, 2015. The board is seeking nominations (self-nominations are fine) to fill 2 board positions that are becoming available this term. Five terms on the board are expiring and of those seats, at least two incumbents will not be running again.

PLEASE NOTE:

  • As the weather improves, more of you will enjoy the Skytrack walking track. PLEASE be considerate to your neighbors who live in apartments adjacent to the track, so that you or your guests do not unduly disturb them. Quiet time begins at 11pm. If you are an owner with tenants living in your condo, please advise them of the building’s rules for use of the Skytracks common areas.

Board of Managers Meeting Minutes: April 28th, 2015

Board Members Present:  Katharine Flanders Mukherji, V.P.; Hannah Berkin-Harper, Treas.; Terra Chalberg; Madeleine Milan; Matthew Pilkington; Levi McConnell, Sec.; Elia Malara, Managing Agent.

The meeting convened at 7:30 pm and was adjourned at 9:10 pm.

Superintendent’s Report:

  • The new garage door has been installed, and the timer functionality has been activated.
  • Work will begin soon on the sidewalk areas of all building entry areas, except for the Dean Street entry, which was recently updated with pavers. Notices will be posted prior to work beginning.

New Business:

  • The board voted to change the lock on the garage door, which means that the building will possess a new master key card. This will allow for easier key duplication, going forward.
  • The board is also investigating the cost to replace the main entry locks on all buildings.
  • The next board meeting has been scheduled for Tuesday, May 26th, at 7:30pm.
  • The annual meeting has tentatively been set for June 15th, at 7:45 pm, at the Montessori School Library. We will hold an election for 5 board positions.

Financials:

  • The financial statement was reviewed. Everything is in good standing.

  • As the weather gets nicer, please be mindful to not disturb your neighbors who live adjacent to, and underneath the skytrack, by running on the track or making excessive noise while enjoying the common areas.

Board of Managers Meeting Minutes: March 24th, 2015

Board Members Present:  Katharine Flanders Mukherji, V.P.; Hannah Berkin-Harper, Treas.; Levi McConnell, Sec.; Terra Chalberg; Also Present: José Perez, Superintendent; Elia Malara, Managing Agent

The meeting convened at 7:30 pm and was adjourned at 9:00 pm.

Superintendent’s Report:

  • A door to the boiler has been installed under the Dean street hatch.
  • The boiler pump was inspected in efforts to quiet its operation until we experience a few consecutive days above 40 degrees. Once that occurs, the process of exchanging for a new one will begin.
  • Work is planned to commence in April on the replacement of the walkway bricks with typical sidewalk concrete at the entries of all of the buildings of the Skytrack complex.
  • Carpet tiles throughout the buildings have been re-glued.

Financials:

  • The monthly financial statement was reviewed and everything is in order.

New Business:

  • The board has instituted a policy requiring board approval for any capital expenditure for improvement over $5,000.
  • The next board meeting has been scheduled for Tuesday, April 28th, 2015.

Board of Managers Meeting Minutes: February 24th, 2015

The meeting convened at 7:30 pm and was adjourned at 9:00 pm.

 

Superintendent’s Report:

• The boiler’s heat pump is failing. It’s the original pump, so it’s best to replace it completely. The

management company is activating the replacement process for the first window of 40 degree+ days.

This work should be completed as soon as possible. The board is hopeful that addressing this issue

also helps our heating system perform more more efficiently, and help units be more comfortable.

• Many of the roof drain pipes have frozen inside the garage area, and in many other areas around the

buildings. Jose is going to heat the drain pipe in hopes of melting the ice, so that the drains can clear.

• The garage door is being replaced, so please bear with us as we work to remedy the situation.

• The carpet tiles at 120 Boerum on the 2nd floor are to be re-glued.

 

Financials:

• The financial statement was reviewed. Aside from one owner with significant arrears (which is being

referred to the lawyers representing Skytrack Condo) everything is in order. Please remember to

pay your common charges on time, and correctly. It helps everyone.

New Business:

• The next board meeting has been scheduled for Tuesday, March 24th, 2015.

• Please, NO plastic bags in the recycling.

• PLEASE bundle your cardboard and tie or tape it together for removal.

• Please TIE garbage bags before depositing into trash chute.

• Bulk trash can be placed outside the 15 Bergen Street exit, on the curb ONLY on Sunday evenings

after 5pm. NO EXCEPTIONS.

• For any owners who are renovating, when refinishing wood flooring, please consider your neighbors

and use a water-based sealant.

• A parcel has been stolen from the front entry of 120 Boerum Place, so please pick up your packages

as expeditiously as possible.

The meeting convened at 7:30 pm and was adjourned at 9:15 pm.

 

Superintendent’s Report:

• The new window that replaced the glass brick in the stairwell at the front of 120

Boerum Place was made opaque. Brackets were added to restrict how far the window

can be opened.

 

New Business:

• The board is continuing to plan for signage updates in various areas of the Skytrack

complex. Recycling signage and garage signage are part of this plan.

• The board has completed the planning to replace the bricks at the front entryways of

the three Skytrack buildings. The work has been deferred to the Spring due to weather

following delayed city permit receipt.

• The board is continuing to investigate the installation of concrete at the garage entry

on Boerum Place, and are also looking into the addition of a low-voltage system to

heat the new concrete sidewalk.

• The next board meeting has been scheduled for Tuesday, February 24th, at

7:30pm.
