Board Meeting Minutes, April 24, 2012

Attending:  Peter Levy, Pres., Katharine Flanders Mukherji, V.P., Levi McConnell, Sec., Matthew Pilkington, Treas., Rose Firestein, Jose Perez (to present Super’s report), and Elia Malara (Managing Agent).

 

NOTE: The Annual Meeting will take place on June 12, 2012.

 

I.   Maintenance

– Work on the garage has been completed.

– 2 more roof decks have been replaced; another is in progress.

– The boiler is running satisfactorily. Once the weather warms sufficiently, the baseboard heating system will be turned off.

– Jose is investigating a possible compromise in the flashing on the Dean Street side of 120 Boerum Pl.

– At the suggestion of the building owners, the board is considering removing the large picnic table on the common deck at 134 Boerum Pl.  Alternatives for seating, such as benches, are being researched.

– Emergency lighting will be installed at 134 Boerum Pl. and 15 Bergen St. in mid-May

– General carpet, tile and paint and lighting upgrades are being completed at 120 and 134 Boerum Pl.

– 120 Boerum Pl. lobby tile is to be cleaned and sealed.

– Unit #3M has asked for permission to install new ductless split A/C unit, and has been informed that it must fall within the city’s limits on noise, 40 db or less.  They also want to remove the existing though-the-wall a/c unit, and expand the opening into a window.  When a detailed plan is submitted, the Board will decide if permission is granted for both alterations.

– A 15 Bergen St. wall is being examined for a potential waterproofing compromise.

– Treas. Matthew Pilkington is continuing to care for the plantings around our buildings.

 

II.   Financials

The financial situation of Skytrack Condo was reviewed and continues to be in order.

 

The meeting was adjourned at 9:20 pm.

The next Skytrack Condo Board Meeting is scheduled for May 22, 2012.
