Board of Managers Meeting Minutes: October 25, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, Vice Pres.; Andrew Kurland, Sec.; Hannah Berkin-Harper; Michael Tedesco; Terra Chalberg. Also in Attendance: Elia Malaria, Managing Agent; José Perez, Superintendent.

 

Superintendent’s Report:

  • The buildings are in good repair in general, though efforts are being made towards improving cosmetics and general cleanliness.
  • 120 Boerum Lobby floor has been professionally cleaned.
  • General maintenance on buildings include: door by garage painted, lock on Dean St. stairs roof repaired, hedges trimmed, nuisance ivy removed, stained hallway ceiling tiles replaced.
  • New “key keeper” installed at 15 Bergen St. for post office.
  • Damaged roof decking is being investigated, and will be repaired or replaced as required.
  • As temperatures have dropped, the boiler is on and now providing heat to the buildings.

 

Financials:

  • Everything is in good order.
  • Late fees have been collected from units who paid Common Charges late. Reminder to pay on time to avoid fees. Late fees will rise from $25 to $50 as of January 1, 2017.

 

New Business:

  • 134 Boerum Pl. Common Area carpeting will be shampooed.
  • Hannah Berkin-Harper continues to lead the “design committee,” comprised of other Board members and residents, to discuss ideas for the Boerum Pl. lobby renovations. A survey regarding owners’ wishes has been distributed electronically, and a copy is attached here.
  • Additional bids are being obtained for renovations and repairs to Dean St. entryway and staircase.
  • Accumulated junk in basements (e.g., old paint) will be removed and hauled away.
  • Boiler will be checked and serviced for the winter heating season.

 

 

Important Reminders:

  • Common Area hallway doors cannot remain propped open. Doing so is a fire hazard and subjects us to fines.
  • No personal items may be stored in any Common Areas of any the buildings, which includes basement areas. Personal items left in such areas are will be disposed, and owners will be fined.
