Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Hannah Berkin-Harper; Michael Tedesco; Levi McConnell; Cameron Martin. Also in Attendance: Elia Malaria, Managing Agent; José Perez, Superintendent.
Superintendent’s Report:
- Roof repairs have been completed to repair leaks.
- Door by garage will be painted to eliminate red paint splotches.
- The building is in good repair in general, though efforts will be made towards improving cosmetics and general cleanliness.
- During his normal working hours, residents may not occupy José with individual requests outside the scope of his duties as Superintendent for the entire Condominium, and the many responsibilities that entails. He accordingly has been instructed to decline such requests going forward. Please review House Rule 13 for more details, and direct any questions to the Board.
Financials:
- Everything is in good order.
- General discussions were had regarding paying for future necessary capital expenditures.
New Business:
- A new electronic “Key Keeper” will be installed at 15 Bergen to remedy letter carrier key issue.
- Improvements to the tree pits/fences on sidewalks around the buildings are planned.
- Considering many renovations have now been completed in 120 Boerum Pl., a plan has been developed/bids are being sought for the refurbishment of the Dean St. entryway and staircase.
- The ivy on the building at the corner of Boerum Pl./Dean St. will be removed as it has become a nuisance, housing birds and bugs, the latter of which may be getting into the building. It also will cause damage to the mortar and brickwork. The ivy will first turn brown before full removal.
- Certain residents have noticed carpet beetles, which unlike bed bugs, do not harm or bother people. They can damage wool garments and carpeting. - Andrew Kurland was elected Secretary, replacing Levi McConnell, who remains on the Board.

Important Reminders:
- No personal items may be stored in any Common Areas of any the buildings, which includes basement areas. Among other things, doing so is a fire hazard, and may subject us to fines. Personal items left in such areas are may be disposed at the Board’s discretion.
