Superintendent’s Report:
- Rodent activity reported in some units, though others in previously affected units have noticed improvement. We will ensure window well drains are appropriately covered to prevent access.
- We will be draining the boiler in early September before the heating season to allow for people to make modifications and repairs to their radiators and valves in their units.
Financials:
- The Condo’s finances were reviewed, and everything is in good order. However, we have significant upcoming expenses so, as always, will be vigilant about expenditures.
New Business:
- Peter, Katharine, Matthew, and Andrew volunteered and were elected to continue their service as officers on the Board.
- The Board discussed and will be instituting temporary rules regarding conduct in Common Areas in light of COVID-19. These rules will be posted in the buildings and on the website.
- The Board decided to wait to proceed with the next phase of the 120 Boerum roof repair until the necessary structural repairs are completed to the wall at 15 Bergen, the start of which was delayed due to COVID. These repairs are now scheduled to occur in July.
- The Board discussed distributing to owners the engineering report which identifies areas of potential future repairs/improvements, but was advised by counsel not to, and have chosen to follow the advice of counsel. Owners who have desire to see the report can schedule a time to view the report by contacting building Management.
- Our attorney is challenging an improper collection action regarding a purported FDNY fine of which we had no notice.
- The Board discussed renovations to the lobby at 134 Boerum in light of comments received at annual meeting. We will begin formulating plans for improvements with residents of 134.
- The conversion of the “Hot Tub” into a meeting space was put on hold in light of COVID.

- Please also contact EM Holding by phone or the website if you intend to have work done on your radiators/valves when the system is drained in September, so that this work can be coordinated.
