Board Meeting Minutes: January 26, 2021

Superintendent’s Report:

  • The Super is still missing keys from 3 Units.  Management or the Super will be in touch with the owners so that keys are obtained, as required.
  • A ventilation fan on the G line at 120 Boerum has failed, and the Super is working to correct the issue.
  • The roofing contractor repaired a leak in the new roof above unit 3F.
  • An electrician conducted a survey to determine whether we could add electric cars chargers in the garage.  It was determined that there is insufficient supply from the street at this time.  ConEd is scheduled to visit the building to look into this issue to determine if the capacity that would be required can be added.  
  • The contractor is looking into the cracked floor tile at bottom of the 120 Boerum staircase, and developing a plan to replace the tile in a manner such that it should not crack again.

Financials:

  • The Condo met its budget for 2020.  The Board reviewed the draft projected 2021 budget prepared by our accountant and made some changes to account for expected capital improvements.
  • Insurance proceeds have been collected related to the repairs required from the leak from Unit 3K.

New Business:

  • The Board is looking into coordinating with the City for the periodic collection of e-waste and textiles.  The City program is back-logged in light of the pandemic, but we expect to have additional information in the coming months.
  • Board member Hannah Berkin-Harper is continuing her efforts in connection with assisting the planning of forthcoming renovations to the common areas of 15 Bergen, 122 Boerum, and 134 Boerum.  At 134 Boerum, the contractor has investigated the stair railing and determined it is structurally sound and in good condition for a high quality refurbishment, so fortunately the railing does not need to be replaced (it would cost many tens of thousands of dollars to do so).  Residents of 15 Bergen, 134 Boerum and 122 Boerum have selected their “point people” to help manage the forthcoming renovations.  Hannah is awaiting measurements and photos of each of those buildings from the point people so that the creation of plans for the design can proceed.

Christmas Tree Disposal

When cleaning up holiday decorations, please ensure to sweep up all needles that may drop. Trees can be placed on the Dean Street side of 120 Boerum on Sunday night. NYC Sanitation will begin pick up Christmas tress beginning Monday Jan 4, or trees can be brought to “mulch fest” locations. See below websites for additional info.

Board Meeting Minutes: December 15, 2020

Superintendent’s Report:

  • Winterization completed to prepare for cold weather, including shutting off spigots, enabling protective heat tape on pipes, and sealing stair vents.
  • 120 Boerum roof continues to be replaced in phases; work completed by units 3E and 3F.
  • All improvements called for by building insurance provider (e.g., sidewalk repair, meter rooms cleared of obstructions, etc.) have been completed.
  • Additional mice sightings reported in 134 Boerum and 15 Bergen in particular.  The Super has undertaken additional efforts to mitigate potential ingress areas, and added additional traps and poison.  Management will provide suggested exterminator contacts to owners.
  • Damage caused to Common Areas and certain Units by leak from 3K has been repaired.

Financials:

  • The Condo’s finances were reviewed, and everything is in good order.
  • We are pleased to report that we have met our projected budget for this year.
  • The Condo still has approximately $7,000 to be distributed to certain Units who overpaid their property taxes.  We are actively working to obtain the distribution amounts from our lawyers, and apologize for the delay.

New Business:

  • The Board is investigating whether it is feasible to permit owners of Garage spaces to pay for the installation of wiring to permit charging of electric vehicles.  Among other things, this will depend on having adequate electrical service to the Condo.  Management will be in touch with Garage Unit owners as we investigate and explore this potential opportunity.

The Board and Management wish everyone a happy and healthy holiday season and New Year.  In light of this particularly challenging year, please remember to show your appreciation for Val and Patrick for their work on the “front lines” this year — they have worked extremely diligently to keep our Condo clean and safe. 
We are very lucky to have them.

Other Important Reminders and Updates:

  • The Super has confirmed the Condo has keys to most Units for access in event of an emergency, and will be requesting new keys from a few remaining Units.  As per our Bylaws, compliance is mandatory.  Fines will be assessed if owners do not comply.
  • Remember that masks are required in hallways at all times due to the COVID pandemic.
  • Please remember to clean up all needles that may drop in Common Areas when removing holiday decorations.  Instructions on removal will be posted on building website.

Board Meeting Minutes – Oct. 27, 2020

Superintendent’s Report:

  • Roofs over 1O and 1P have been replaced to address leaks.
  • New outlet covers were installed in 2nd floor hallway at 120 Boerum.
  • Super worked with Management to address issues identified by insurance co., including clearing items from basements and ensuring mandatory signage is present.
  • Exterior door locks have been replaced at all buildings; roof door locks will be replaced in the coming days.
  • A faulty water pipe was identified in a Unit at 120 Boerum and was repaired.  Damage to the “E line” will be assessed.
  • A failed ventilation fan on the “A line” at 120 Boerum was replaced.

Financials:

  • The Condo’s finances were reviewed, and everything is in good order.
  • We are still waiting to receive the breakdown of property tax refunds from our attorneys.  As soon as we have that information, we will issue checks to Units who are entitled to refunds.

New Business:

  • Water damage from leak at 120 Boerum has been assessed by insurance company, and contractor expects to begin repairs to affected common areas on Monday, Nov. 2.
  • Next phase of roof replacement will begin at Units 3E and 3F soon.
  • The Board discussed preliminary “wish lists” for renovations to common areas at 15 Bergen, 134 Boerum, and 122 Boerum, and is considering architects to assist with generating plans.

Other Important Reminders and Updates:

  • Our building insurance company notified us that window air conditioners must be properly installed, with angle brackets securing them to the building.  The Board reserves the right to fine owners who do not comply with this requirement.
  • The Super is ensuring that the Condo has working keys to all Units for use in event of an emergency, and may request new keys from particular Units.  Compliance is mandatory.
  • Remember that masks are required in hallways at all times due to the COVID pandemic.
  • Election Day is November 3.  Make sure to VOTE if you haven’t already!!

Lock Replacement – Monday 10/26

Please be advised that the front door locks at 134 Boerum Pl. and 15 Bergen St. will be changed over on Monday, Oct. 26, 2020, after 8pm.  The roof door locks will also be changed then, so that the same key will open all the front doors as well as the roof doors throughout the condo. Please make sure to use your new keys that have been provided to you. Thank you.

New Locks at 120 Boerum Tonight

Reminder: At approximately 7 PM this evening the locksmith will be installing the new locks on the outside and internal front doors at 120 Boerum, as well as the Dean Street entrance to the building.

The entrance locks at 122 Boerum, 134 Boerum, and 15 Bergen will NOT be changed yet. Residents of those buildings should use their current keys until further notice.

New Locks on Friday at 120 Boerum ONLY

The Super has successfully distributed new building keys to almost all residents/owners of apartments in 120 Boerum Pl. Accordingly, at 7 PM on Friday, Oct. 9, we will be installing the new locks on the outside and internal front doors at 120 Boerum, as well as the Dean Street entrance to the building.

The entrance locks at 122 Boerum, 134 Boerum, and 15 Bergen will NOT be changed on Friday. Residents of those buildings should use their current keys until further notice. The roof door locks will also not be changed yet. We will post a further notice in advance of the installation of new locks at those entrances.
