Warning: High Winds, Secure Items on Outdoor Spaces

The National Weather Service has issued the following:
What: High Wind Warning
Where: NYC
When: from 11:00 AM Friday, 3/2 to 6:00 AM Saturday, 3/3
Hazards: Sustained winds of 25-40 mph & gusts up to 60 mph. Winds at these speeds can turn unsecured objects into projectiles & cause power outages.
Preparedness Actions:
Before an Outage
– Charge cell phones
– Gather supplies
– Turn refrigerator & freezers to a colder setting
During an Outage
– Stay clear of downed power lines
– Turn off all appliances
– Keep refrigerator & freezer doors closed to prevent food spoilage
– Do not use generators indoors
– If you have a disability or access needs, or use Life Sustaining Equipment (LSE) and need immediate assistance, dial 911.

Lobby Renovation in 120 Boerum Pl. to start on Mon. 3/5/18

IMPORTANT NOTICE:

Lobby renovation is set to begin MARCH 5. The lobby will be largely closed to foot traffic for 4 months. Lobby work will be from 8am-6pm Monday- Friday. We anticipate certain phases being noisy (especially demolition) and we appreciate everyone’s patience during this process. Here’s what we are anticipating:

 

–          All mail, packages, and deliveries will come through the Dean Street door. This means that people will need to be called for deliveries and will need to come to the Dean Street door to let deliveries and guests in. We know this will be inconvenient. We are looking in to other solutions. Please let us know if you have suggestions.

 

–          A frame will be build for the old mailboxes and will be placed in the Dean Street lobby. You can collect your mail there.

 

–          Packages will be stored in the closet at the Dean Street entrance. The closet has limited space so please collect packages as soon as you can.

 

–          Signs will be placed on the Boerum Place entrance to let deliveries and guests know that they need to go around the corner.

 

–          The only residents allowed to use the Boerum Place door are Val and his family, and the residents of 1-O (as they have the door in the lobby). Please cooperate with this restriction as each time people enter the main door it will hold up the contractors.

 

–          We are happy to take suggestions to make this process run more smoothly, and there may be changes to the procedure as we go.

120 Boerum Place Lobby Renovation

The 120 Boerum Place renovation is expected to begin March first and to last four months. Every effort to minimize inconvenience will be made, but there will be issues with access and deliveries. Alternative solutions will be provided. When a more specific and detailed schedule is drawn up, the residents will be informed and updated. The Board thanks you in advance for your patience. We are optimistic that the final results will have been well worth the temporary inconveniences.

Heating Status

The boiler company has confirmed that the boiler is working well and has recommended a consultation with a plumber. We have scheduled a visit for today. The likely explanation for the feeble heat is that there is air in the system which needs to be removed and replaced with additional water.

Sad News

It is the Board’s sad duty to inform the Skytrack community of the passing on December 26th of long-time managing agent and friend of Skytrack, Elia Malara.  Our condolences are extended to his widow, Kathleen, and to the rest of his family and friends.

Heating System Repair

As most of you realize, the heating system is not operating at it’s maximum capacity.  Our boiler maintenance company has checked it out and found that a critical part must be replaced.  Unfortunately, that part will not be available until Tuesday.  Until then, we will have to limp along in the present capacity.  We are sorry for the inconvenience.

Board of Managers Meeting Minutes: October 24, 2017

Board Members Present: Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Hannah Berkin-

Harper; Levi McConnell; Michael Tedesco; Cameron Martin. Also in Attendance: Elia Malara.

Superintendent’s Report:

 The buildings are in good repair.

 Leak in 2F/G repaired, water damage to Common hallway and 1F/G will be addressed.

 Metalwork painting “punch list” developed so touch ups can be completed.

 Electric meter room was cleaned and extraneous material was removed.

 NYFD completed an inspection, and discrepancies identified will be addressed promptly.

 Valves have been installed to water supply to 15 Bergen and 134 Boerum, which will enable

water to be shut off only to those buildings in event plumbing work is necessary there.

Financials:

 Superintendent compensation further discussed.

 Board discussed 120 Boerum lobby project cost, as well as planning for future capital

improvement projects, including work to common spaces other than at 120 Boerum.

New Business:

 The Board and the Management Company continue process of searching for a new Super,

and intend to send a survey to Owners regarding this.

 Settling in basement level of 1E will be investigated.

 Adelphi Restoration hired to complete necessary brick repointing work on the I line of 120

Boerum.

 Dirt and debris that has collected under the track will be removed.

Important Reminders and Updates:

 As of August, by popular demand, Skytrack has been a tobacco-free zone, both inside and out.

Those who violate this Rule will be warned, and then fined.

 Compost bins are available for use each Sunday afternoon. Please abide by rules regarding

materials which may be placed in the bins, and remember only certified bags may be used.

 Reminder that the Super must be permitted to regularly access to all roof drains under Limited

Common Element Decks to ensure they are clean.

All standard sized propane grill tanks must be removed from the property by November

10, or fines will be assessed. For more details see notice that has been posted and

circulated to all Units.
