Board of Managers Meeting Minutes: February 24th, 2015

Board Members Present: Katharine Flanders Mukherji, V.P.; Hannah Berkin-Harper, Treas.; Levi

McConnell, Sec. Also Present: José Perez, Superintendent; Elia Malara, Managing Agent

The meeting convened at 7:30 pm and was adjourned at 9:00 pm.

 

Superintendent’s Report:

• The boiler’s heat pump is failing. It’s the original pump, so it’s best to replace it completely. The

management company is activating the replacement process for the first window of 40 degree+ days.

This work should be completed as soon as possible. The board is hopeful that addressing this issue

also helps our heating system perform more more efficiently, and help units be more comfortable.

• Many of the roof drain pipes have frozen inside the garage area, and in many other areas around the

buildings. Jose is going to heat the drain pipe in hopes of melting the ice, so that the drains can clear.

• The garage door is being replaced, so please bear with us as we work to remedy the situation.

• The carpet tiles at 120 Boerum on the 2nd floor are to be re-glued.

 

Financials:

• The financial statement was reviewed. Aside from one owner with significant arrears (which is being

referred to the lawyers representing Skytrack Condo) everything is in order. Please remember to

pay your common charges on time, and correctly. It helps everyone.

New Business:

• The next board meeting has been scheduled for Tuesday, March 24th, 2015.

 

PLEASE NOTE:

• Please, NO plastic bags in the recycling.

• PLEASE bundle your cardboard and tie or tape it together for removal.

• Please TIE garbage bags before depositing into trash chute.

• Bulk trash can be placed outside the 15 Bergen Street exit, on the curb ONLY on Sunday evenings

after 5pm. NO EXCEPTIONS.

• For any owners who are renovating, when refinishing wood flooring, please consider your neighbors

and use a water-based sealant.

• A parcel has been stolen from the front entry of 120 Boerum Place, so please pick up your packages

as expeditiously as possible.

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, V.P.; Hannah

Berkin-Harper, Treas.; Terra Chalberg; Madeleine Milan; Levi McConnell, Sec.

Note: José Perez, Superintendent, and Elia Malara, Managing Agent were not in attendance.

The meeting convened at 7:30 pm and was adjourned at 9:15 pm.

 

Superintendent’s Report:

• The new window that replaced the glass brick in the stairwell at the front of 120

Boerum Place was made opaque. Brackets were added to restrict how far the window

can be opened.

 

New Business:

• The board is continuing to plan for signage updates in various areas of the Skytrack

complex. Recycling signage and garage signage are part of this plan.

• The board has completed the planning to replace the bricks at the front entryways of

the three Skytrack buildings. The work has been deferred to the Spring due to weather

following delayed city permit receipt.

• The board is continuing to investigate the installation of concrete at the garage entry

on Boerum Place, and are also looking into the addition of a low-voltage system to

heat the new concrete sidewalk.

• The next board meeting has been scheduled for Tuesday, February 24th, at

7:30pm.

Financials:

• The financial statement was reviewed. Everything is in good standing.

 

PLEASE NOTE:

• The garage doors don’t close automatically. Please kindly close the door when you

exit the garage.

Board of Managers Meeting Minutes, October 28th, 2014

Board members present: Katharine Flanders Mukherji, V.P.; Rose Firestein; Terra Chalberg; Madeleine Milan. Also Present: Elia Malara, Managing Agent; Jose Perez, Superintendent

 

The meeting convened at 7:30 pm and was adjourned at 8:50 pm.

 

Superintendent’s report:

  • All of the heating tubes in the boiler were replaced to avoid further repairs and boiler down-time this winter. Thank you to all residents for your patience while the water was shut off to carry out the repairs.
  • A new door is being installed at the top of the Dean Street stairs in 120 Boerum Place to replace the old door, which had been leaking into an apartment below.

 

New business:

  • A new door and frame will be installed on the pedestrian entrance to the garage, to make sure it opens and closes properly.
  • A window and fan will be installed on the Boerum Place stairs at 120 Boerum Place, to improve ventilation and regulate heat during the warmer months.
  • The board voted to replace the bricks in the sidewalk with concrete at the entrances to all Skytrack buildings (except the 120 Boerum Place Dean Street entrance). The bricks in place at the moment become very slippery when the sidewalk is wet or frozen.

 

Financials:

  • The financial statement was reviewed and appears to be in good standing.

 

Notes:

  • Please make sure that both garage doors have closed properly behind you before leaving the garage. There was an incident with an intruder in the garage recently.
  • Several units in the building have had water damage caused by leaking refrigerator icemakers. If your fridge has an icemaker please be aware that icemakers often cause leaks, particularly if the fridge has been moved recently.
