The meeting convened at 7:30 pm and was adjourned at 9:15 pm.

 

 

Superintendent’s Report:

  •  The exterior brickwork at 120 Boerum has been re-pointed.  The work covers the area fronting Boerum Place and Dean Street.
  •  The ladder lift in the garage has been installed.
  •  The intercom audio issues at 15 Bergen have been resolved. One unit is experiencing a video problem, which is being investigated.
  •  Jose to check on the front door at 15 Bergen to make sure it is closing and locking properly.
  •  An issue with a boiler pressure valve has been repaired.
  •  The board is considering re-painting the stair risers at 120 Boerum Place in late May.
  •  Jose touched up paint in numerous parts of the hallways.
  •  Jose to investigate the functionality of the bathroom line exhaust fan on the roof of 134 Boerum Place.
  •  New guidance around recycling plastics has been issued by the city.  Most any kind of plastic is now recyclable, but plastic bags are NOT.

 

Financials:

  • The financial statement was reviewed and appears to be in good standing.

Superintendent’s Report

–      Miscellaneous repairs and improvements have been completed in all of the buildings.

–      The board discussed various options for improving ladder storage in the garage.

 

 

Financials

–      The financial statement was reviewed and appears to be in good standing.

–      Our attorneys were able to get a small reduction in property assessed values on the 15 garage spaces for the 2012/2013 tax year, which is reflected in the current Real Estate Tax bills.

Superintendent’s Report

–      The 120 Boerum Place boiler has been repaired.  A new circuit board was installed, and appears to be functioning properly.

–      Work was completed to create an access panel at 120 Boerum, so that the drain traps may be cleaned more easily.

–      A light was installed over the pedestrian garage door.

–      A new doorway saddle was installed at the entry of 134 Boerum Place.

–      Street address numbers will be added to the garage (128 Boerum) as per the Fire Department’s request.

 

Financials

–      The financial statement was reviewed and appears to be in good standing.

 

Please remember to rinse out recyclables and ALWAYS place them INSIDE the provided containers. It is not acceptable to place items that are not recyclable into the containers. It is also not acceptable to place items on the floor, which could be placed inside the provided containers. Plastic bags are NOT recyclable, and must be placed with the regular trash.  Please adhere to the rules.

The meeting convened at 7:30 pm and was adjourned at 8:30 pm.

 

Superintendent’s Report (supplied to Peter in Jose’s absence)

–      The 120 Boerum Place boiler has been repaired.  A new circuit board was installed, and appears to be functioning properly.

–      Work continues on cutting an access panel at 120 Boerum, so that the drain traps may be cleaned more easily.

–      The waste-line under the 1st floor corridor in 120 Boerum Pl., draining Unit 1B’s & Unit 1C’s kitchens to the “stack,” had to be replaced.

–      The new storage shed on Boerum Place is complete.

–      A new light will be added over the parking garage pedestrian door.

–      The masonry pointing at 120 Boerum Place has been repaired (L and I lines).

–      The board is still considering drainage solutions for the courtyards.

 

Financials

–      The financial statement was reviewed and appears to be in good standing.

–      The Board of Managers voted to give Jose a raise in pay.  It has been 2 years since his last raise.

Board of Managers Meeting Minutes, November 13th, 2012

Board Members Present:  Peter Levy, Hannah Berkin-Harper, Madeleine Milan, Katharine Flanders Mukherji, Levi McConnell.  Also Present:  Elia Malara, Managing Agent; Jose Perez, Superintendent

The meeting convened at 7:30 pm and was adjourned at 8:45 pm.

 

Superintendent’s Report

  • Work has begun to service the boilers in preparation for winter.
  • An interior brick wall of 120 Boerum Place is being re-pointed.
  • Some patching is being done on a few small areas of the roof of 120 Boerum, due to storm-related leaks.
  • The Board is looking into replacing the large rug in the entry of 120 Boerum Place.
  • Some of the carpet tiles in the hallways of 120 Boerum Place had come loose, and have now been glued down again.
  • A new access panel is being installed near the front stairs to the basement at 120 Boerum Place. This is being done to provide an access point to the large drain traps.
  • A new wooden storage shed is being built on Boerum Place, between the garage doors.
  • Water drainage solutions for 120 Boerum Place are still being investigated. The Board is seeking the opinion of a professional consultant to perform an examination of current issues.
  • The carpet in the lobby of 134 Boerum Place has been replaced.

 

  • On September 6, 2011 Unit 1E, Unit 2E, other Units, and Common Areas sustained significant water damage.  Skytrack’s investigation concluded that the root cause of the damage was the negligence of the owner of Unit 2E. Damaged or faulty plumbing within Unit 2E caused all of the damage.  Skytrack made the repairs to the Common Areas and made emergency repairs as is required and authorized by the provisions of the By-Laws.

 

The cost of repairs to common areas was billed to the owners of Unit 2E.  Skytrack made no repairs to 1E beyond the initial emergency repairs and directed the Unit 1E owners to seek compensation, if any, from their own insurance carrier and/or directly from the owners of Unit 2E.

 

CURRENT LITIGATION:

1E:  The Unit owners (Michael and Ann Marie Tedesco) disagreed with Skytrack’s determination and commenced an action in the Supreme Court-Kings County (Index No. 15179/2012) demanding damages in the sum of $20,000.00.  Initially, Skytrack’s attorney Answered the Complaint on behalf of Skytrack in order to avoid a default.  Ultimately, Skytrack’s insurance carrier stepped in to defend and, ultimately, cover potential loss. The carrier has been instructed not to settle.  The case is pending.  Skytrack’s total potential liability is the deductible in the amount of $2,500.00

2E:  The Unit owner (Derek Eller) also disagreed with Skytrack’s determination.  They have engaged counsel, but have not commenced action.  If Eller commences an action, we will turn it over to the insurance carrier.

 

Financials

  • The financial statement was reviewed and appears to be in good standing.

The meeting convened at 7:30 pm and was adjourned at 9:00 pm.

 

 

Superintendent’s Report

  • All decks have been replaced except for Jose’s.
  • Jose has arranged for Abilene to inspect and service the boilers in preparation for this Winter.
  • The intercom problems some units have been experiencing have been resolved.  They were due to a bad cable between units 2L and 3L, which has been repaired.
  • Water from rain and thawing snow was getting into the external intercom at 120 Boerum, causing it to function poorly.  A shelter, or some other structure for the box has been proposed.
  • The Board is holding off on changing front door locks for now.
  • Re-pointing of the planter on Boerum Place is being investigated.
  • Jose will get a bid for an additional wooden storage shed on Boerum Place.
  • The Board is investigating options to prevent sewer back-ups after major storms.  Possible solutions include replacing house traps, cleaning the check valves, etc.
  • New carpet for 134 Boerum has been ordered.
  • The painting of the garage has been completed.
  • Skytrack’s insurance agency has retained a law firm, following the water damage involving Units 1E and 2E.

 

 

Financials

  • The financial statement was reviewed and appears to be in good standing.

Vacate Garage 8/6 through 8/14

In order to facilitate repairs to the interior of the garage, all cars must be out of the garage for 9 days.

From     8 AM, Monday, August 6,     until     6  PM, Tuesday, August 14.

There can be no exceptions.  Cars will be towed at owner’s expense.

Directions

Transit: Take the R train to Union Street and then walk south to President Street and turn right. The warehouse is at the end of President Street at Nevins. Or take the F train to Carroll Street and walk east towards the Gowanus Canal. Cross the bridge and then turn north on Nevins. The warehouse is one block up on the corner of President and Nevins.

 

Driving*: The warehouse is located at 469 President Street at the corner of Nevins Street. President Street is a one-way street heading west.

Board of Managers Meeting Minutes, June 26, 2012

The meeting convened at 7:30 pm and was adjourned at 8:45 pm.

 

Superintendent’s Report

Jose Perez reported that floor tiles were installed in the entrance area of both 120 Boerum Place and 134 Boerum Place.  All but three of the decks for which the condominium is responsible have been replaced.  The remaining three will be replaced this summer or early fall.  The mold sealant has been applied in 15 Bergen.

 

The garage interior will be painted August 6 through 14, 2012.  All cars must be removed from the garage for that entire period of time.

 

The intercom system at 120 Boerum Place continues to malfunction in some apartments.  This will be addressed.  In order to maximize the likelihood that attempted repairs will be fully successful this time, owners and residents are requested to notify our managing agent of all problems experienced with this system.  This can be done in several ways.  A form can be completed online and transmitted electronically at http://bit.ly/skytrackintercom or the managing agent can be telephoned at 718-625-4671.  A link to the form will also be posted on the Skytrack website (www.SkytrackCondo.com)

 

Apartments with basements continue to experience overflows during torrential rains.  To mitigate this problem, owners and residents are asked not to use water during extremely heavy rains.  This includes running water, dishwashers, clothes washers, baths and showers and flushing toilets.  Expert advice will again be sought to determine whether there is a practicable solution.  During the discussion, it came to the board’s attention that the roof drains on 134 Boerum Place had not yet been diverted to prevent such overflows.  This will be addressed.

 

The board voted to have the planters on Boerum Place and Dean Street, outside 120 Boerum Place, pointed and repaired.

 

Recycling

Recycling of electronics (computers, screens, etc.) and equipment with toxic materials (e.g., air conditioners, refrigerators) continues to be an issue.  Owners and residents who wish to dispose of such items are directed to call 311 to arrange for their pickup.  Before sanitation will remove an air conditioner or refrigerator, it must be professionally drained of coolant and marked with a sticker indicating that this has occurred.  Arrangements to have this done can also be made by calling 311.
