Updated Website Activated

We have updated the Condo’s website.  Improvements include some new content (such as an “FAQ” page) and clearer layout.  It should also now be easier to access the site from different types of devices, including smartphones and tablets.  Please reach out if you notice any issues or have any concerns or feedback.  Thank you.

Board of Managers Meeting Minutes – September 25, 2018

Board Members Present:  Peter Levy, President; Katharine Flanders Mukherji, V.P.; Matthew Pilkington, Treas.; Hannah Berkin-Harper; Lori Littlejohn; Terra Chalberg; Cameron Martin; Andrew Kurland, Secretary.

Also in Attendance:  Valdet Boleviq, Superintendent; Kathleen Malara, EM Holdings

 Superintendent’s Report:

  • Tree in courtyard by 2L was removed, as it was causing structural damage to terrace, which will be inspected by an engineer.
  • Cracked floor repaired in garage.
  • Dean St. lobby plastered and painted now that temporary mailboxes have been removed.
  • Painting took place in Dean St. staircase.
  • Extra measures taken in 15 Bergen to address potential vermin issue.
  • Missing drywall installed in electric meter room.
  • Carpet tiles replaced in 15 Bergen hallways.
  • 120 Boerum hallway flooring and carpeting that was damaged from broken sprinkler pipe has now been replaced, and walls have been repaired and repainted. Additionally, damaged plaster in front stairwell was patched, and paint was touched up.
  • Repairs and maintenance to boiler and hot water system have been completed.

 

Financials:

  • The building’s finances were reviewed, and everything is in good order.
  • Discussions occurred regarding late fees for unpaid common charges. Please pay charges on time to avoid late fees.
  • Insurance has now paid for all damage related to the broken sprinkler pipe; affected units have been reimbursed.

 New Business:

  • Updated Skytrack website in process of being built, and should be live in the next few weeks.
  • New contractor selected to replace 122 Boerum demi-lune window after former contractor disappeared.
  • Super will repaint 120 Boerum hallway doors over the coming weeks. Look for wet paint.
  • Board to consider bids for 15 Bergen masonry waterproofing and repair.
  • Board to consider bids for roof replacement of all buildings, which will be staged to take place over the coming years. We likely will start with 134 Boerum.
  • Board to consider bids to install basement bathroom for contractor use.
  • Board considering new trash receptacles for 134 Boerum, as requested by residents.

 Important Reminders and Updates:

  • Please ensure you have a valid email address that you check regularly set up on the Skytrack website, so you receive timely communications from the Board.
  • “MGMT” mailbox at 120 Boerum will be kept unlocked so residents can leave written notes/feedback to Board. Note email through website is the fastest way to reach Management and Board.

Expect No Hot Water Thursday Sept 20th

In connection with necessary inspection, maintenance, and repairs to the heating and hot water systems, please note that we expect there to be no hot water during the day on Thursday, September 20th.  We will provide more specifics as to timing here and on posted signs as soon as we have additional details.  Thank you for your understanding.

Heating System Will Be Refilled Soon

Please be advised that the heating system needs to be refilled to prepare for the heating season, and once it is, it will no longer be possible to perform any modifications to radiators/heating pipes within your Units.  Any remaining Owners who desire to complete such work in their Units must do so this week.  Thank you for your understanding and cooperation.

Reminder – Heating System is Drained Temporarily

This is a reminder that the heating system has been drained for the past 3 weeks to allow all owners to have necessary repairs/modifications performed on the components of the heating system in their units.  A date for re-filling of the system has not yet been set, but will need to be scheduled soon.  Accordingly, if you would like to have any work performed, please schedule this with the Super/Management as soon as possible.  You must coordinate all such work with the Super/Management, as there will still be some water in the system in various locations, and precautions must be taken to ensure there are no leaks.

Once the heating system is re-filled, it will not be drained again (as doing so is both costly and wasteful).  Thank you for your understanding.
