Board of Managers Meeting Minutes: December 6, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Terra Chalberg; Michael Tedesco; Levi McConnell; Cameron Marin. Also in Attendance: Elia Malaria, Managing Agent; José Perez, Superintendent.

 

Superintendent’s Report:

  • The buildings are in good repair in general.
  • Boiler has been serviced for the heating season.
  • Repairs have been completed to the façade of 122 Boerum Pl; wood has been replaced with aluminum for future durability.
  • Accumulated junk has been removed from basement and properly disposed of.
  • Two new vacuum cleaners purchased to replace broken ones in 120 and 134 Boerum.
  • Leaves will be swept from roofs, and arborist will come to trim back overgrown tree.

 

Financials:

  • Everything is in good order.
  • Late fees have been collected from units who paid Common Charges late. Reminder to pay on time to avoid fees. Late fees will rise from $25 to $50 as of January 1, 2017.

 

New Business:

  • A persistent objectionable order in hallway of second floor of 120 Boerum is being investigated, and carpets will be shampooed in attempt to alleviate.
  • 134 Boerum Pl. Common Area carpeting will be shampooed.
  • Repairs to fix issues with roofs above 1Q and 3I have been approved and will take place.
  • Broken timer on entranceway light to 134 Boerum place will be replaced with automatic light sensor.
  • Discussions regarding use of “hot tub room” continue; Board is obtaining estimates for renovations to this room.

 

Important Reminders:

  • The Board would like to wish you happy and healthy holidays. Please remember that this is the time of year to reward José and Patrick for their hard work.
  • In bringing holiday trees in and out, cleaning up any needles dropped in the hallway and lobby is your responsibility and should not be left to the employees. Coordinate with José, who will have oversize plastic bags available, for proper disposal of trees to avoid fines.
  • Please be careful if using open flames/candles. Let’s keep Skytrack safe.
  • A coat drive is in progress this month for New York Cares. Coat collection box is located inside the Dean Street entrance to 120 Boerum Pl.

This year we are one of the Condos partnering with New York Cares/Halstead Property for their annual coat drive for the needy.  A collection box will be placed in the Dean Street entry way of 120 Boerum Pl., and will remain for the next few weeks.  Please place your unwanted outerwear there.  Thank you, and happy holidays.

Board of Managers Meeting Minutes: October 25, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, Vice Pres.; Andrew Kurland, Sec.; Hannah Berkin-Harper; Michael Tedesco; Terra Chalberg. Also in Attendance: Elia Malaria, Managing Agent; José Perez, Superintendent.

 

Superintendent’s Report:

  • The buildings are in good repair in general, though efforts are being made towards improving cosmetics and general cleanliness.
  • 120 Boerum Lobby floor has been professionally cleaned.
  • General maintenance on buildings include: door by garage painted, lock on Dean St. stairs roof repaired, hedges trimmed, nuisance ivy removed, stained hallway ceiling tiles replaced.
  • New “key keeper” installed at 15 Bergen St. for post office.
  • Damaged roof decking is being investigated, and will be repaired or replaced as required.
  • As temperatures have dropped, the boiler is on and now providing heat to the buildings.

 

Financials:

  • Everything is in good order.
  • Late fees have been collected from units who paid Common Charges late. Reminder to pay on time to avoid fees. Late fees will rise from $25 to $50 as of January 1, 2017.

 

New Business:

  • 134 Boerum Pl. Common Area carpeting will be shampooed.
  • Hannah Berkin-Harper continues to lead the “design committee,” comprised of other Board members and residents, to discuss ideas for the Boerum Pl. lobby renovations. A survey regarding owners’ wishes has been distributed electronically, and a copy is attached here.
  • Additional bids are being obtained for renovations and repairs to Dean St. entryway and staircase.
  • Accumulated junk in basements (e.g., old paint) will be removed and hauled away.
  • Boiler will be checked and serviced for the winter heating season.

 

 

Important Reminders:

  • Common Area hallway doors cannot remain propped open. Doing so is a fire hazard and subjects us to fines.
  • No personal items may be stored in any Common Areas of any the buildings, which includes basement areas. Personal items left in such areas are will be disposed, and owners will be fined.

Electronics Recycling Event 10/23/16

Sunday October 23, 10:00 am – 4:00 pm
Lower East Side Ecology Center E-Waste Recycling Event: Cobble Hill. Bring your unwanted electronics to our e-waste collection event. We accept working and non-working: Computers, monitors, printers, scanners, keyboards, mice, cables,TVs (all sizes),VCR & DVD players,Phones, audio/visual equipment,Video games, Cell phones.
Location: P.S. 29 (Baltic Street between Henry & Clinton)
The Department of Sanitation no longer takes TVs, printer and other electronics. This organization takes almost any electronic device for recycling. They also make drop off easy with a crew that comes to your car to remove items.

Board of Managers Meeting Minutes: September 27, 2016

Board Members Present: Peter Levy, Pres.; Katharine Flanders Mukherji, Vice Pres.; Matthew Pilkington, Treas.; Andrew Kurland, Sec.; Hannah Berkin-Harper; Michael Tedesco; Levi McConnell; Cameron Martin. Also in Attendance: Elia Malaria, Managing Agent; José Perez, Superintendent.

 

Superintendent’s Report:

  • Roof repairs have been completed to repair leaks.
  • Door by garage will be painted to eliminate red paint splotches.
  • The building is in good repair in general, though efforts will be made towards improving cosmetics and general cleanliness.
  • During his normal working hours, residents may not occupy José with individual requests outside the scope of his duties as Superintendent for the entire Condominium, and the many responsibilities that entails. He accordingly has been instructed to decline such requests going forward. Please review House Rule 13 for more details, and direct any questions to the Board.

 

Financials:

  • Everything is in good order.
  • General discussions were had regarding paying for future necessary capital expenditures.

 

New Business:

  • A new electronic “Key Keeper” will be installed at 15 Bergen to remedy letter carrier key issue.
  • Improvements to the tree pits/fences on sidewalks around the buildings are planned.
  • Considering many renovations have now been completed in 120 Boerum Pl., a plan has been developed/bids are being sought for the refurbishment of the Dean St. entryway and staircase.
  • The ivy on the building at the corner of Boerum Pl./Dean St. will be removed as it has become a nuisance, housing birds and bugs, the latter of which may be getting into the building. It also will cause damage to the mortar and brickwork. The ivy will first turn brown before full removal.
  • Certain residents have noticed carpet beetles, which unlike bed bugs, do not harm or bother people. They can damage wool garments and carpeting.   • Andrew Kurland was elected Secretary, replacing Levi McConnell, who remains on the Board.

 

Special Thanks to Hannah Berkin-Harper for organizing and preparing for the residents’ gathering which took place on September 24th.
